Tenant Scouting & Advertising
  • Properties are listed on verified portals (e.g., NoBroker, MagicBricks, 99acres) within 48 hours of onboarding.

  • Tenant inquiries are screened for financial and behavioral suitability.

  • Viewings are scheduled with prior owner consent and tenant verification.

Onboarding & Documentation
  • Rental agreements are drafted using standard legal templates, customized per owner preferences.

  • All paperwork is digitally archived and shared with both parties.

  • Police verification and KYC are mandatory before handover.

Property Readiness & Interiors
  • Deep cleaning and basic maintenance are completed before tenant move-in.

  • Interior setup (if opted) includes furniture, appliances, and décor per agreed budget.

  • Final readiness checklist signed off by operations team.

Rental Coordination
  • Rent collection is tracked monthly; reminders sent to tenants 3 days prior to due
    date.

  • Owner disbursal is processed within 2 working days of
    receipt.

  • Late payments are escalated
    with penalty clauses as per agreement.

Quarterly Inspections & Reporting
  • Physical inspection every

    90 days with photo documentation.

  • Reports shared with owners

    via email and WhatsApp.

  • Maintenance issues flagged

    and resolved within 7 working days.

Exit Management
  • Tenant exit notice must be submitted 30 days in advance.

  • Final inspection, damage assessment, and security

    deposit reconciliation handled within 5 days of vacating.

  • Property is cleaned and

    prepped for next listing immediately.

Our Standard Operating Procedures

Terms & Conditions

General
  • Services are offered only within Bengaluru city limits unless explicitly agreed.

  • Owners must provide valid property documents and proof of ownership.

  • All communications are recorded for service quality and legal compliance.

Termination
  • Either party may terminate the agreement with 30 days’ written

    notice.

  • Outstanding dues must be cleared before termination is processed.

  • Post-termination, all access to portals and documents will be revoked.

Fees & Payments
  • Management fees are billed monthly

    or annually, as per contract.

  • Interior setup and deep cleaning

    are billed separately unless

    bundled.

  • Late payments may attract a service suspension or penalty

Liability
  • Badgers Reality Management is not liable for tenant misconduct, property damage, or legal disputes arising from owner decisions outside the agreed SOPs.

  • Insurance coverage for property and furnishings is recommended and owner’s responsibility.
